Happy Summer!

Springtime brought a breath of fresh air and incredible momentum to the Greater Nashville housing market.

Nashville’s population is still growing, and new arrivals mean more demand for homes. At the end of last year, the Nashville Chamber of Commerce reported that roughly 78 people moved into the Greater Nashville area every day.  That translates to 546 new residents each week. 

That’s a lot of homes needed in Middle Tennessee, and the increased volume of home sales last quarter shows the demand is real.  According to the latest report from Greater Nashville Realtors, our region had 9,929 total home closings in Quarter 2 of 2026, a fantastic 6% increase compared to last spring.

With a six-month inventory of homes for sale, we’re officially moving into a healthy, balanced market.  Last quarter, active listings jumped 8% year-over-year to 15,617 homes, giving buyers the breathing room to inspect, negotiate, and truly explore their options without the pressure of bidding wars.

Even with this increased inventory, prices remain strong and steady, with the median single-family home price settling at $537,000.  Despite the increased inventory, the high prices remain a squeeze on affordability for many.

Q2 presented a goldmine of opportunities for condo buyers and renters alike.  The median condo price increased slightly to $349,945.  Still, a massive 22% surge in available condo inventory has created lots of opportunity for negotiation, perfect for first-time buyers looking to get their foot in the door.  Meanwhile, rental companies are offering multiple concessions and months of free rent to prospective tenants, further evidence of just how many condos are currently available.

At the end of June, single-family homes averaged about 51 days on the market.  While sellers may have to wait a little longer to find the right buyer, it’s clear that serious house-hunters are out there.  However, because buyers have more options, sellers need to price their homes correctly right out the gate to be successful.
